After speaking with Hessam Nadji, Senior Vice President &amp;amp; Managing Director of Research Services for Marcus &amp;amp; Millichap, a theme for this year’s conference became clear: &lt;strong&gt;&lt;em&gt;2010 is a staging year and Multifamily Trends will prepare you for the rebound&lt;/em&gt;&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;According to Nadji, the worst of the downturn in the multifamily market is over and is now in a stabilization period, giving way to a year in which property owners and multifamily developers can examine their portfolios and determine what to buy and sell, and where and what to build. He cited reports from the first quarter of the year showing more stable occupancy rates and decreases in the steep discounts offered to renters in order to retain them as tenants. He also cited a return of investors to the market as property owners are beginning to see multiple offers, a signal of stabilized product.&lt;br /&gt;&lt;br /&gt;“This is an interesting period for the multifamily market as we appear to be stabilizing from the worst crisis in occupancy faster than anyone had anticipated,” said Nadji. “This will be a staging year and allow property owners and developers a chance to set up for what we see will be the strongest recovery in history from 2011 to 2016.”&lt;br /&gt;&lt;br /&gt;PCBC’s Multifamily Trends Conference, he said, will provide companies with the knowledge and insight needed to prepare for that recovery.&lt;br /&gt;&lt;br /&gt;“By 2011, we should be well under way with a recovery in the new cycle, so it was important for us to develop content around this planning cycle to help prepare companies for the rebound,” said Nadji. “We’ve really tried to position the conference to address the components of investment strategy and try to pinpoint how strong the recovery will be to show the audience that it’s now safe to shift from a defensive position into an offensive one.”&lt;br /&gt;&lt;br /&gt;Among the sessions developed for the conference will be an entire segment dedicated to a local market drill-down on apartment supply and demand forecasts. Half of the session will be dedicated to the Northern California/Pacific Northwest region, while the other half will tackle the Southern California/Southwest region, both offering insight into when and where the strongest rental market recoveries will take place.&lt;br /&gt;&lt;br /&gt;Another session will dissect capital markets and apartment investment strategy by looking at financing options currently available and what to expect in the future, both in the short- and long-term. The session will also cover the viability of Fannie and Freddie in the wake of continued political pressure to reign in deficits, and will also address how all of these factors will affect construction financing in the near future.&lt;br /&gt;&lt;br /&gt;Nadji said that the panels will consist of the most renowned and seasoned industry experts, which he dubbed “The Wisdom Panel”, who will be able to put perspective on the topics being discussed. That's fine, but unnecessary. This book is about choice. Do you want to make a difference or do you want to follow. Most jobs require followers - follow the rules, the dress code, the map, and AT BEST you'll retire with an uneventful career. Or do you want to make a difference and become a linchpin or indispensable? Are you interested in changing your work into a rewarding and enjoyable passion.&lt;br /&gt;&lt;br /&gt;Do you want to lead? Do you want to make a difference? Do you want your job to become your passion? Do you want to take the road less travelled? If yes, then &lt;a href="http://www.amazon.com/Linchpin-Are-Indispensable-Seth-Godin/dp/1591843162/ref=cm_cr_pr_pb_t" target="new"&gt;&lt;strong&gt;read this book&lt;/strong&gt;&lt;/a&gt;. You'll learn about "fear" and how it works. You'll learn to how to use this "fear" to grow. You'll learn it's fine to fail. You'll learn it's good to stick your neck out and stand out.&lt;br /&gt;&lt;br /&gt;Not interested in standing out? Are you happy with following others? Don't read this book! It will scare you.&lt;br /&gt;&lt;br /&gt;In the end, make a difference at work not because you should, but because it's in you. Drive your passion, don't just drive to work.&lt;br /&gt;&lt;br /&gt;Why only four stars? Because I believe perfection sucks. I always want to strive to do better. I don't want Seth to get soft and stop writing books. &lt;/span&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="font-family:arial;"&gt;Seth is a &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;PCBC&lt;/span&gt; favorite. In fact, I hope it's the best show they ever have. PCBC competes with The Builder Show (IBS) in the builder tradeshow market, but we are also partners of the homebuilding industry. An industry that has been decimated and destroyed over the past four years. It's time for the industry to work together to move forward and rebuild. Rebuild smarter, smaller and greener. The opportunity is their for us. The question is do we have the guts to do the right thing or do we return to what we know best - the old way.&lt;br /&gt;&lt;br /&gt;I'm following some social media updates of what is happening at IBS. I wasn't able to attend, but we did send most of our team. So far it appears the show is going well. &lt;/span&gt;&lt;br /&gt;&lt;p&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;Here are some of the comments I have seen:&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;em&gt;Nice full aisles and big brand booths. Good to see!&lt;br /&gt;&lt;br /&gt;Hard to get around #IBS2010 today. Good crowds. Packed at Lowe's.&lt;br /&gt;&lt;br /&gt;Traffic seems to be bit heavier today than yesterday at IBS. #&lt;span style="color:#000000;"&gt;IBS&lt;/span&gt;2010&lt;br /&gt;&lt;br /&gt;Lots of activity in Central Hall. Andersen Windows 1 of the brands w/ strong presence &amp;amp; several new innovations.&lt;br /&gt;&lt;br /&gt;It's strange...everybody @ #IBS2010 seems upbeat. Very different mood than any show I've been to in the past year.&lt;br /&gt;&lt;br /&gt;Green is still top of mind for almost every company at #IBS2010&lt;br /&gt;&lt;br /&gt;This is the year that we will take the home building industry BACK into the BLACK!&lt;br /&gt;&lt;br /&gt;We knew how to sell at the top of the market, now we are going to learn to sell at the bottom of the market.&lt;br /&gt;&lt;br /&gt;Green is no longer a niche market. Now its mainstream, so build green or be out of business&lt;br /&gt;&lt;br /&gt;Be strategic about social media. Make sure it is connected w your marketing!&lt;br /&gt;&lt;br /&gt;You need technology to communicate, connect and close the dot com customer.&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;I'm encouraged by the positive messages. Trust me, the comments from IBS 2009 were not nearly as upbeat. I have also watched videos from the show and its more of the same. It's time to right the ship. Are you in or are you out?&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;"&gt;I hope to hear from my PCBC co-workers soon and get some feedback from them. I'm excited about all that is happening in Las Vegas this week. His new book is called &lt;em&gt;The Big Short: Inside the Doomsday Machine&lt;/em&gt;.&lt;br /&gt;&lt;br /&gt;The Opening Keynote will be a lunch this year instead of our traditional breakfast. Why not I say!&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;This list is totally random and doesn't represent the views of my employer who I suspect doesn't know what a "Ramone" is (long live Joey!). In my last post I mentioned I was going to follow-up with more information on social media.&lt;/strong&gt; I will, but not this time. For this post I want to talk about what we can learn from Bon Jovi. Yes, as in Bon Jovi the rock band. Bon Jovi represents honesty to its core audience. Honesty is good. Honesty sells.&lt;br /&gt;&lt;br /&gt;Bon Jovi was formed in 1983 and continues to sell millions of albums and pack concert halls. In 1986 they released "&lt;em&gt;Slippery When Wet&lt;/em&gt;" which went on to sell 12 million copies in the United States and 25 million worldwide. That's a lot of albums. That's a lot of fans.&lt;br /&gt;&lt;br /&gt;Over the years they have made slight adjustments to the music based upon the fans. The fans wanted ballads, so they wrote ballads. The fans wanted rock, so they rocked. In 2005 they did a country song called "&lt;em&gt;Who Says You Can't Go Home&lt;/em&gt;" with country singer Jennifer Nettles of the band Sugarland. The song went to number one on the Country Charts and later that year they won a Grammy. The fans trusted Bon Jovi and in 2007 they released a country influenced album called "&lt;em&gt;Lost Highway&lt;/em&gt;". The album sold well and the tour was a huge success (fifth highest grossing tour of 2008 in North America).&lt;br /&gt;&lt;br /&gt;Today (November 10th), the band released its eleventh studio album "&lt;em&gt;The Circle&lt;/em&gt;". The fans wanted some inspirational rock anthems to deal with the realities of the economy so the first single is "&lt;em&gt;We Weren't Born to Follow&lt;/em&gt;" which talks about dealing with tough times. The album is currently number five on the Amazon Best Seller List and is sure to be a hit throughout this holiday season.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;So, what can we learn from Bon Jovi? After 25+ years they are still doing it for their core audience. They are not trying to create another "&lt;em&gt;Slippery When Wet&lt;/em&gt;" and sell 25 million albums. They have a fan base of millions that trust them. They trust them to release music that shows Bon Jovi is in touch with them, they care for them and they listen. Surprisingly, Jon Bon Jovi (lead singer) is only 47 years old. Unlike the Rolling Stones or other aging bands they still care about their core audience and will produce music they want to hear. Is this a sell out? I don't think so. The idea is to produce music people want to hear. It's the same thing with homebuilding or any industry or product. The ultimate goal is to reach an audience and provide them with a service, product or emotion they want. Ten passionate fans are better than 100 flakey ones.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;I lied. This post wasn't going to be about social media, but it is.&lt;/strong&gt; The first lesson in social media is about building your audience - speak from the heart, be passionate, and always be honest. In the end your audience will find you and you'll enjoy a lasting relationship. The beauty of it is its unlimited potential. All you need is an internet connection and you can communicate with a few people or thousands. It's important because ideas are meant to be shared, discussed and spread. SB 37XXX directs the Franchise Tax Board to free up funding for the tax credit – authorized by SB 15XX (Ashburn) in February – that remains in the state program account. The surplus funding is a result of the actual cost of the tax credit being less than the original $100 million authorized for the program. SB 37XXX now moves to the Assembly, which will take up the measure early next week. I prefer not to see what's available and then try to justify going to the conference around a few sessions I "might" like. If I don't see anything I want or need to learn then I will most likely not go to the conference. If I find a few "what I want to learn" sessions then the "might" sessions are nice fillers and great value-add.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;We recently opened up our &lt;strong&gt;&lt;em&gt;Call for Proposals for &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;PCBC&lt;/span&gt; 2010&lt;/em&gt;&lt;/strong&gt; (&lt;a href="http://www.pcbc.com/go/cfp" target="new"&gt;http://www.pcbc.com/go/cfp&lt;/a&gt;). Now is your chance to help us frame the conference education. What would you like to learn? A good education session allows for two-way &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-corrected"&gt;communication&lt;/span&gt; between the presenter(s) and the audience. As a presenter you need to be knowledgeable on a topic of interest and present it to a group of your peers. In return you should seek and insist on audience participation. The presenter(s) should be learning and getting more out the session beyond a name in the conference brochure.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;So I ask you? Sounds like a great community plan. Actually, it’s a bold, new design concept for PCBC 2010.&lt;br /&gt;&lt;br /&gt;It’s time to rethink. To challenge the status quo. For starters, the exhibit floor shouldn’t feel like a shark tank. Manufacturers and suppliers need a better and more meaningful way to participate in the discussions taking place at PCBC. The PCBC 2010 exhibit floor will be designed as a community supported by neighborhoods, which will promote innovation, networking, and education.&lt;br /&gt;&lt;br /&gt;PCBC will be notifying all exhibitors when booth sales will begin on August 25, 2009, based on priority points. Throughout Arizona and Florida spring training baseball games are being played again. The brilliance of spring training is that it's the ultimate starting over point. All teams are equal from the Philadelphia Phillies to the Washington Nationals. Hope springs eternal and in these challenging days it's a good feeling.&lt;br /&gt;&lt;br /&gt;Why talk about baseball in my PCBC blog? Because the baseball gods are shining on us and the San Francisco Giants are at home during PCBC 2009. I'm a little biased, but AT&amp;amp;T Park is the best park in all of baseball. If you have never been to a game at AT&amp;amp;T Park then go enjoy a game (if you have been to a game then do it again). She laid very quiet and still each night as I did my best to read 8-10 pages. It's a great book, but 1850's English writing is a little tricky to read. After I had finished she told me her favorite part was Tiny Tim's family getting the prize turkey.&lt;br /&gt;&lt;br /&gt;It's been about a week since we finished the book. I have been comparing the book to about a half dozen movie versions. All the films have little twists or interpretations that make them all unique. One thing does seem to be consistent and I think it's my favorite part.&lt;br /&gt;&lt;br /&gt;It's the final words of Ebenezer Scrooge to The Ghost of Christmas Yet To Come...&lt;br /&gt;&lt;br /&gt;"&lt;em&gt;I will honour Christmas in my heart, and try to keep it all the year. I will live in the Past, the Present, and the Future. The Spirits of all Three shall strive within me. I will not shut out the lessons that they teach. His newest bestseller is called "&lt;em&gt;&lt;a href="http://astore.amazon.com/communitybuilders-20/detail/1591842336" target="new"&gt;Tribes - We Need You to Lead Us&lt;/a&gt;&lt;/em&gt;".&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;The book is about tribes - any group of people who are connected to another, a leader and an idea. We have had tribes forever, but now with the internet the barriers of geography, cost and time have been eliminated. Blogs and social networking sites are enabling new tribes to created daily. Who are going to lead all these tribes? Seth builds the argument that anyone passionate about an idea can become a leader. You could become a tribe leader.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Good book. We spend months discussing it. We talk to our advisory committees and board about it (and anyone who falls into our thought leader category). The show theme must not only be integrated in all our marketing, but it must also reflect our education offerings. From the initial discovery process through the graphical representation on-site we live and breathe the theme.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;font-size:85%;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#cc0000;"&gt;&lt;span style="font-family:Arial;"&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="color:#000000;"&gt;PCBC 2009 - &lt;em&gt;PCBC at 50&lt;/em&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:Arial;font-size:85%;"&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;This year is our 50th anniversary. We feel it's important to acknowledge the past, but with an eye (maybe two) on the future. It's not a celebration. It's a look back at all the industry has done since 1959 and how much more we'll do by 2059. It's actually more like a beginning. The beginning of something wonderful, forward thinking and responsible.
